Our team have years of experience in assisting their clients buying and selling commercial property and have acted in transactions relating to small restaurant and retail premises to huge offices and warehouses (as well as everything else in-between).
Most businesses operate from commercial premises, so we understand that if you are buying a property, you want your transaction to be smooth, efficient and cost-effective so that you can get back to running your business.
When we act for purchasers (and often for their lenders too), typically we will do the following: –
- Investigate the title to the property and raise relevant questions to the seller’s solicitor,
- Report to you regarding the property, any restrictions on use, any issues that are raised, by a surveyor and/or conditions imposed by your lender,
- Report to your lender regarding the property and its title,
- Review the legal documentation, contract, transfer and any commercial charge,
- Deal with the application for registration with HMLR and
- Liaise with your accountants regarding Stamp Duty Land Tax (SDLT) if required and/or submit the SDLT Return on your behalf.
When we act for clients who are selling their property, typically we will do the following: –
- Obtain on your behalf and provide the title to the property
- Draft the necessary legal documentation and agree the form of contract,
- Reply to any enquiries that your purchaser raises via their solicitors,
- Negotiate with the purchasers in relation to any matters that arise,
- Account to you on completion and settle any outstanding borrowing which was secured on the property.
