A “buy to let” is a property that is being bought as an investment; for the sole intention of being rented out to tenants.   Buy-to-let purchasers often have a number of properties that they have acquired, and their investment strategy is to achieve an increase in the value of the property(ies) over time as well as receive rental income.

Our property team have experience in acting in buy-to-let purchases and are pleased to build long term relationships with clients who are adding to their property portfolios.

They are also used to acting for mortgage lenders in these purchases as often buy-to-let properties are bought using specialist mortgages.  This means that the terms and conditions of the mortgages are different to residential mortgage products.  For example, a higher deposit may be needed, and the mortgage may be interest only.

We understand the commercial considerations that purchasers have when purchasing buy-to-let properties.  We have experience in advising clients as to the legal documentation and also in relation to Stamp Duty Land Tax.  We have also been accepted onto the panels of some of the specialist mortgage lenders which means that we are often able to act for the lender too.
